Look, I’ve been replacing roofs in this part of Central Florida for over twenty years, and I can tell you Zellwood gets hit harder than folks realize. It’s not just the big summer pop-up storms, either. We sit right in that corridor where the Atlantic sea breeze and the Gulf breeze collide almost every afternoon from June through September. When those two fronts slam together over the muck farms and the lake, they don’t just give us a sprinkle—they spin up these tight, violent cells that drop marble-to-golf-ball-sized hail for ten minutes at a time. And because the ground here is so flat and open, there’s nothing to break up the wind. That hail comes in sideways, hammering your shingles at an angle instead of straight down, which lifts the edges and granules right off the mat.

Then you’ve got the shoulder seasons, especially late spring and early fall, when the cold fronts start pushing down from the north. Those fronts stall right over Lake Apopka and the surrounding groves, and they’ll sit there and pulse all night. That’s when we see the real straight-line wind events—60, 70 miles an hour, sometimes more. The problem is, a lot of homes in Zellwood were built in the 70s and 80s with three-tab shingles that are just past their prime. Once hail has already bruised that asphalt, a strong wind gust doesn’t have to rip the whole shingle off—it just peels back a corner, and then the next storm gets under it and tears it clean off. I’ve walked too many driveways where the homeowner says, “I didn’t even see any hail,” but the roof looks like a porcupine with all those lifted tabs. It’s the combination of that flat, exposed geography and those back-to-back storm systems that makes this little pocket of Orange County a real proving ground for any roof.
