Look, I’ve been replacing roofs on the Space Coast for over twenty years, and if there’s one thing I tell every homeowner in Cocoa Beach, it’s that your roof is fighting a two-front war every single summer. You’ve got the Atlantic right there on your east side, and the Banana River lagoon on the west. That warm, shallow water acts like a battery for the atmosphere. When the sea breeze from the ocean collides with the inland heat, it doesn’t just give you a passing shower—it stacks up those towering cumulonimbus clouds right over the barrier island. And those storms don’t mess around. They’ll drop hail the size of golf balls one minute, then switch to straight-line winds that’ll peel shingles off like a banana. The hail here isn’t like up north where it’s a rare, freak event; down here, it’s a regular part of our thunderstorm season from May through September, and the combination of that ice hitting a sun-baked, brittle shingle is a recipe for granule loss and cracking you won’t see until the next rain.

But it’s not just the summer pop-up storms you have to worry about. The real gut-punch comes in the fall, when the water temperature in the Gulf Stream is still in the mid-80s. That’s when we get the outer bands of tropical systems and the occasional direct hit. Those storms don’t have the violent, vertical punch of a summer thunderstorm, but they’re relentless. They’ll blow 60 to 80 mph sustained winds for six or eight hours straight, and because we’re a skinny little peninsula jutting out into the ocean, there’s nothing to break that wind. It comes straight off the water, full of salt and moisture, and it just hammers the leading edge of your roof. The wind gets under the tabs, lifts them, and once one shingle goes, the next one is already half-loosened. And with the hail that often precedes those bands, you’ve got a roof that’s already bruised and dimpled, so it’s far more vulnerable to that long, grinding wind. It’s not a matter of if you’ll need a repair—it’s a matter of which storm finally does it.
